Review:	This wonderful guide to getting free of your mortgage payments in just a few years, is written in a likeable and easy to understand style by Anita Bell, full time mother and independent business woman. (Her husband Jim notes that she has one employee: him.) A self confessed mathaholic, Ms. Bell realised early in life, that time was the biggest factor affecting the amount eventually repaid on a loan and worked out strategies to shorten this, *substantially*. As she shows, the savings can be astounding! Chapter One starts off with motivation – do you really want to do it – including a few questions you need to ponder to help you decide if you are willing to do what is needed. Next is a chapter on Deposits. This covers what the deposit is for, saving for it, how much you will need to save and the benefits of saving more, plus things to be aware of and watch out for. A section on Contracts follows, delving into the purchase contract, loan contract, loan application fees and solicitors. In the chapter on Lenders and Loans, Ms. Bell describes the various lenders available, such as banks, credit unions, building societies and mortgage managers, and how they differ. Next she delves into the kind of loans available, plus a checklist to help you determine if a loan offers what you need to facilitate your goal – early home ownership. This section also discusses fixed and non-fixed term loans and the pros and cons of each. Covered next are the ins and outs of Loan Applications, including what you will need to prepare and show when applying. She describes what lenders are looking for such as character, capacity to repay the loan, savings and credit record, and capital (deposit and collateral.) Guarantors are also discussed, along with valuations and Lenders Mortgage Insurance. Lastly in this chapter is a plan of attack should your loan application be rejected. Deciding what you can realistically afford, and choosing the right house comes next. This section contains a list of possible house features for your consideration, plus points to take into account such as neighbours, transport, schools, potential hazards and annoyances etc. It also helps you to work out if the property is actually worth the asking price. There is a handy section containing 12 tips for paying off your mortgage quickly. And then the chapter “Time For A Dirty word – Budget” which is a comprehensive look at budgeting and saving money on general expenditure, so that more can go into mortgage payments. It helps you work out your expenditure and ways of reducing expenses. There are 20 hints for keeping to budget, including buying in bulk, earning cash from hobbies, discounts for paying cash, barter and trade, D.I.Y., plus insurance savings. In the back of the book are wallet tables for you to fill in, plus ready reckoner charts to work out what loan amount you can afford, as well as one for deposit savings. This book is full of tips and tricks for slashing both time and massive dollars from your mortgage and is written in a way which turns the mysterious world of real estate and finance jargon into something we can all make sense of and “beat at its own game”.
